From the ground up rebuild, everything (and I mean everything) is new, but looks old except for the wood floors and trim and 2 or 3 ripply wavy glass front windows- they are old. Rebuild was exquisitely done by our favorite local commercial contractor using, wherever possible, the old original boards and trim because they don't make boards like that anymore. When the Sellers bought this home and told me what they planned to do to fix her up I cautioned them that they either had to go full throttle or don't do it at all. They went full throttle. She's gorgeous, stable, way solid, and now a showpiece. Sale includes parcel #401-08-036A. (See ''More,'' for Seller's description of what they've done and what you get.) The downstairs is designed to be completely wheelchair friendly, with a front patio and living room and kitchen and Butler's pantry to die for. Downstairs bath is also wheelchair friendly, and you can roll right into the beautiful shower. Upstairs is another living room, the parlor, covered deck with views forever, the main bedroom with walk-in closet, second bedroom and hall bath and an office which could become a 3rd bedroom. Want to live in a Historic Jerome house, but you don't want to spend your days and nights fixing everything? This is a brand new 1900 house that has had everything rebuilt, replaced or restored. New massive foundation, new walls, new drywall, new electrical system, new plumbing, new bathrooms, new three zone heating system, new hardie board (concrete) siding and trim, new metal roof, etc, etc, etc. New, but it has the elegance and style of what the house was in 1900. Antique light fixtures and hardware throughout the house, new bathrooms with 1900's tile and 200 year old Douglas fir wood trim and floors throughout the house. House General features: House rebuild was designed by a professional architect and managed by a licensed commercial contractor. Both are available for discussions. Approx four hundred 1x12x10 foot boards were taken from the original house and reused to make trim and cabinetry. House was recertified as historic with the State Historic Preservation Office (SHPO) in 2022 and does not need to be renewed for 10 years. Insulation: All exterior walls are insulated, which results in very low heat/cooling bills: 2 year average of gas bills is $34 per month, and APS electricity averages $70 per month. Water, sewer, and trash are a combined flat monthly fee, starting at $77.74, depending on how many people live in the house. All interior walls and floors are insulated for sound isolation. Flooring: The original Douglas Fir flooring in entire house was preserved and refinished. Bathrooms: Both have historic small octagon tiles on the floor and subway tiles on the walls. Motion Activated foot lights in upper bathroom. Oversized insulated soaker tub in upper bathroom. Zero entry ADA shower in lower bathroom. Custom cabinet in upper bathroom was built from original house Douglas fir. Kitchen: Custom cabinets built from original house Douglas fir. Butler's pantry with copper sink and shelving made from original house Douglas Fir. Butlers pantry shelving has been sized for appliances such as microwave/coffer maker. Elkay Stainless Steel workstation/ sink system with cutting board, drying rack, lower rack. Custom under-cabinet LED lighting. Garage & Deck: New Two car garage - no issues with your parking! Garage deck with great views of Sedona/Clarkdale! Garage is built with oversized beams and extra supports for roof deck. Garage deck is an extremely durable multi-layer (4) epoxy and sand surface with a 25 year life. Redwood Garage Railing. Deck accessible from back yard or from upper living room patio door. Great spot for morning coffee or a party. Front Porches: Lower level porch with natural pine ceiling / two levels of lighting. Upper level porch has Hemlock (hardwood) flooring and Pine. Ceiling with multi level lighting. Great views of Sedona/Clarkdale! Electrical: 200 Amp service to the house. Each room has extra electrical plugs. Most rooms have two light sources, bright and subdued. Stair lighting comes on and off at Dusk/Dawn for safety. Electrical Subpanels in the Laundry room and Garage. Laundry wired for electric (220V) or Natural gas dryer. The garage has 50amp plug for electric vehicle (EV) rapid charging. High efficiency LED lighting throughout house. Network & Smart home features: House & Garage wired with Cat6 cable and 6 interior outlets for data and 6 external outlets for POE security cameras (not installed). Ethernet patch panel and switch (12 port) for network in the master bedroom walk in closet. House currently has Verizon home internet (50MB) but several providers are available.
