The Primary Bdrm. and Living Room access a lovely, covered Patio. HUGE, fenced back yard! Wonderful landscaping in both front and rear/side yards. This is a quiet neighborhood 5 minutes from the hustle and bustle of West Sedona. You will LOVE it! The ''MORE'' The subdivision has its own water company- Michael's Ranch Water Users Association. Periodic replacement/repair/filter replacement by the Water Association is mandated and at the water associations' cost not the home owners'. See attached reference under Documents. This utility has a $50.00 transfer fee to new owner. All homes have their own meter. The solar system on the roof is owned by the seller and transfers to buyer. VERY low electric bill. Sellers have not been to the home in 2+ years- although they have had a reliable handyman on call and in service during this time frame. There was a long term tenant prior to marketing the home that vacated in October. The Homeowners' association maintains the roads within the subdivision and there is a road maintenance agreement recorded in the C.C.& R's. Recreational Vehicles "possible" if not in view of any other lot nor street. Inquire with HOA contact which is under "Documents" tab to verify. A DELIGHTFUL home and priced right for any improvements/ upgrades a buyer wishes to do. It appears that short term rentals are allowed, please verify with the HOA. if that is the buyers' intent. Nothing in the C.C.& R's address any restriction.
